Decatur's newest streets, one mile from its oldest square
Sunset Ridge is where Decatur is growing — new streets on the west side where slabs get poured, frames go up, and the neighbors are all figuring out their sprinkler systems together. Models are open, three builders are at work, and the whole thing sits about a mile from the pink granite courthouse, which means your brand-new kitchen comes with a genuine county-seat square attached.
Living here is the easy version of small-town North Texas: house systems under warranty, Decatur ISD schools in the same town as your mailbox, and US-287 close by when work calls. Downtown Fort Worth is about 38 minutes, DFW Airport about 48 — near enough for the commute, far enough that Friday nights still belong to Decatur. For buyers who want new construction without a big-metro address, this is the reasonable answer.
Phase timing matters: early releases usually offer the best lot pick, while later phases mean finished streets and fewer nail guns at breakfast. Ask each builder for its release schedule and realistic completion dates before you commit earnest money.
Budget the design center before you visit it. Upgrades on flooring, cabinets, and electrical add up fast, and corner or oversized lots typically carry premiums. Decide your ceiling in advance and get the final feature list in writing.
Even with a builder warranty, pay for independent inspections at pre-drywall and before closing — new homes have punch lists too. Read the community's covenants and any HOA documents early, so fence styles and RV-parking rules don't surprise you later.
